What’s changing for landlords?

The Renters’ Rights Act 2025 introduces major reforms from 1 May 2026. Here’s what you need to know:

  • Section 21 abolished
    You can no longer use no-fault evictions. All tenancies will become periodic, and you’ll need grounds to regain possession.
  • New tenancy rules
    Tenants can leave with two months’ notice at any time.
  • Compliance requirements
    You’ll need to register with the PRS Database and join the new Landlord Ombudsman later in 2026.
  • Higher property standards
    Homes must meet the Decent Homes Standard, and issues like damp must be fixed promptly under Awaab’s Law.
