How Fixed-Fee Conveyancing helped Cathy complete her home move
03/02/2026
Choosing a conveyancer can feel confusing, especially when you’re under pressure from estate agents and unsure what the final cost will be. Many people tell us they struggle to get clear answers, and unexpected fees are one of the biggest worries for buyers and sellers alike.
The challenges Cathy was facing
Like many people starting the conveyancing process, Cathy found it difficult to understand why prices varied so much and why so many firms were reluctant to give a clear final figure. Budgeting felt uncertain, and the whole industry seemed “shrouded in smoke and mirrors.”
This uncertainty is common, especially for clients navigating a home move later in life or those who simply want the confidence of knowing where they stand financially.
Why Cathy chose JR Levins
After reading reviews online, Cathy contacted our office and spoke with Mel, who took her through a clear, fixed‑fee quote.
She appreciated that:
- The price quoted was the price she would pay
- Any potential extra costs (like third‑party disbursements) were explained upfront
- She felt at ease and fully informed from the first phone call
Cathy specifically asked to work with Carla Wright, having seen her strong reviews, and she wasn’t disappointed.

A proactive, timely process
Cathy put an offer in mid‑November and hoped to complete in January – which is a tight turnaround during a busy time of year.
Carla:
- Responded to emails promptly (always within 24 hours)
- Kept every stage organised and moving
- Prepared all documents ahead of time so the team could complete as soon as searches arrived
The only delay was the Local Authority Regulated search (unavoidable and outside any solicitor’s control) but everything else was ready and waiting. Cathy completed on 23rd January.
There were no hidden fees, no last‑minute surprises, and no inflated charges for updates or bank transfers – something Cathy said she’d been warned about when researching online.
The Outcome
Cathy described her experience as efficient, reassuring and refreshingly transparent. The combination of Mel’s support on the phone and Carla’s proactive management gave her confidence throughout the whole process.
Stories like Cathy’s are exactly why we believe clear communication and fixed‑fee pricing matter. Moving home is stressful enough, your conveyancing shouldn’t be.

Cathy’s Words:
“So where do you start when looking for a conveyancer?
The Estate Agent is pushing you to supply the solicitors name and the whole industry appears to be shrouded in smoke and mirrors.
The price difference can be eye watering and trying to get a straight answer to very basic questions, like. ”The price you have quoted, will that be the final price?” Most answer. ”It maybe but not sure. We won’t know until we start the process”.
Not very helpful when you are trying to budget in a process which thinks you have bottomless pockets.
That was until I stumbled upon JR Levins in Huyton. I had read some reviews online and Carla Wright in particular had great reviews. A call to the office where I was connected to Mel put me right at ease. She did an online quote with me and confirmed their prices were not likely to change, subject to disbursements that they paid out on my behalf increasing, which they would have no control over, or any indemnity policies I wanted to purchase. The price I was quote would be the price I paid. I asked for Carla to be allocated as my conveyancer and I was not disappointed.
Carla was on the ball, emails answered within 24 hours. Mel at the end of the phone when I had questions. I had put my offer on the house mid November and advised Carla I wanted to complete January. The only delay we had was the Local Authority Regulated searches coming back. Carla had all the ducks lined awaiting the search to come back and I completed on 23 January. Looking at some of the horror stories on the internet about solicitors dragging the process out and charging silly prices for updates, bank transfers or exchanging and completing on the same day. You will have none of this with Carla and JR Levins.
I cannot recommend the firm and Carla highly enough. If you want a solicitor who is on the ball and will work to your timescales you won’t go wrong appointing JR Levins and Carla.”
